What is Florida Sun's Hurricane Policy?
All of our properties, and the area as a whole, are newly built to the highest level of building codes. None of our properties were built PRIOR to Hurricane Andrew in the 90's when Florida building codes were changed. The Disney area is located directly in the middle of the state which further protects us. In recent years our area saw very minimal damage from any hurricane, no evacuations, and loss of power for only a few hours.
If a hurricane warning is in effect and you choose to postpone your vacation, we will allow you to use the balance you’ve paid as a credit towards a future stay with us, to be used within 1 year of your original vacation dates. If you then choose to stay in a less expensive property or for a shorter time period, we are not able to refund any unused portion of the balance.
If hurricane conditions damage your vacation home to any more than a minimal degree of damage within 1 month prior to your vacation or during your vacation dates we will refund 100% of your rental balance paid whether or not you have postponed your vacation dates in advance. If your arriving flight is cancelled due to hurricane warnings, we will refund 100% of your rental balance paid.
If you are forced to evacuate during your stay, or your vacation home loses power for any longer than 2 hours, and you must depart early we will refund 100% of any unused portion of your stay, or we would be happy to move you to another comparable vacation home if you wish to stay.
How do I use the website to see what is available?
Our website will give you photos, information, pricing and availability calendars for any of our homes and the communities they are located in. When you get to the home page simply enter your dates and the number of bedrooms needed and all available homes will come up. Once you have chosen a home you can either reserve online through the website or you can reach reservations at the toll free number at the top of any page.
What do I need to bring?
Please understand that vacation homes are "self catering" accommodations. The homes are supplied with one roll of toilet paper and one small hand soap per bathroom, 2 kitchen garbage bags, one dishwasher tab, a small liquid dish soap, a sponge and a roll of paper towels. Any additional items not stated above will need to be purchased as well as any personal items (food/condiments, shampoo/conditioner, bath soaps, laundry detergent/fabric softener, etc.)
How do I check in?
For your convenience you will bypass our office and check in directly to your vacation home! All your paperwork is done upfront when reserving so that there are no registration forms or other check in requirements upon your arrival, and no need to visit our office at any time. The home will be available via a keyless access code activated from 4 pm. An early arrival can only be arranged at an additional charge ($75 house, $50 condo/town home) if the home does not have another guest’s departure scheduled on the day before or the day of your arrival. This option is only available within 10 days of arrival, but must be arranged in advance and can not be added on the day of arrival.
When do I get directions and check in instructions?
7 days prior to your arrival we will email your full driving directions and keyless access code for entry. We use unique time sensitive keyless access codes for our homes. Your specific code will be included on your driving directions for you to forward to everyone in your party.
What is the tax rate?
13.5% (7.5% state & 6% tourist).
What is Florida Sun’s security deposit/damage waiver policy?
A “damage waiver” fee is charged in lieu of a damage deposit. This non-refundable fee ($50 house, $30 condo/town home) will cover accidental damage up to ($500 house, $300 condo/town home). Please be advised that accidental damage over the coverage amount, missing inventory, theft, or any damage deemed intentional or by gross negligence will not be covered by the damage waiver. The damage waiver fee is included in your reservation total due 6 weeks prior to arrival.
What is needed to reserve a home?
If you are more than 6 weeks prior to your arrival date, a $250 non-refundable reservation deposit (which goes towards your reservation total) will be due upon reservation. If booking within 6 weeks of arrival the total will be due upon reservation.
When is full payment due?
Your full balance is due 6 weeks prior to arrival. A courtesy call/email is given 9 weeks prior to arrival to remind you that your balance is coming up due.
Is there a minimum stay?
Our minimum stay is 3 nights. Please note that some holidays like Christmas, New Year's, Easter and Independence Day will require 4-5 nights as stated on the webpage.
How do I know what extras come in the home?
In the "Amenities" section under each home it will state any extras that come with that home (game room, spa, big screen TV, etc.) and bedding arrangements. If it does not state a certain extra that you are looking for in the amenities section, it is not in the home but might be available to rent.
How far are the homes from Disney, Universal Studios, Sea World and Convention Center?
All communities are approximately 5 minutes to Disney, 15 minutes from Universal and Sea World, 25 - 30 minutes from the Convention Center, 30 minutes from Orlando International Airport and 1 1/2 hours from Tampa International airport.
Is there a clean fee and how much is it?
Each home will have a one time clean fee. The amount will vary per size of the home and will be stated on each property page, when you click on Get Quote for any specific date searched or click on Book Now.
How much is pool heat?
All Florida Sun's pools are heated for free from October through May to 80-85 degrees.
Do you allow smoking in the homes?
There is no smoking inside the properties.
Are there hair dryers in the bathrooms?
Yes, there is a hair dryer in each bathroom.
Do you allow pets?
We can not allow any pets in any of our vacation properties (not even to visit - as has been claimed a few times).
If I need more than one home how do I find out which ones are close to or near each other?
Please phone our toll free number and someone will assist you with this information.
Do you have a daily clean or in between clean option?
We do have this option. There is 1 required cleaning fee charged to your reservation which covers your departure cleaning. An additional mid-stay cleaning would be the same cost as the normal 1 required cleaning fee stated on the property page.
How many people can sleep in a home?
Each property page will state the maximum number of guests allowed in that home. There shall be no more than 2 persons per bedroom and 2 on a sleeper sofa if present. The maximum occupancy per home includes infants and small children.
Does this home have a private pool and spa?
All private homes have pools. Some have a spa and it will state this in the "Amenities" section under each home. All condos have a community pool and spa. All town homes have a community pool and spa, and some also have private pools or hot tubs as stated in the "Amenities" section under each home.
